Every property around Chiltern, Barnawartha, Rutherglen and rural Albury has the same list every November, and most people get about two-thirds of the way through it. The grass gets slashed but the gutters do not get done. The gutters get done but nobody has started the fire pump since last March.
This is a single booking that covers the whole thing. It exists because the maintenance itself is not hard — it is just spread across four different trades and nobody coordinates it. One operator, one visit, one invoice.
The water side is where this differs from a plain mowing round: the tank, pump and firefighting fittings all get checked, not just the grass. Anything needing licensed plumbing is referred to a licensed plumber — but most of it is access, servicing and getting the gear running.
What gets done before summer
Fuel reduction slashing
Grass knocked down across the house paddock, around sheds, along laneways and out to the boundary. The single most effective thing you can do.
Firebreaks and asset protection zones
Breaks cut around the house, sheds, hay storage and along fence lines to the width you need.
Clearing around structures
Long grass, weeds and scrub removed from around the house, sheds, tanks, pumps, gas bottles and the pump shed.
Gutter and roof clearing
Gutters, valleys and roof surfaces emptied of gum leaves — the classic ember entry point. Done in the same visit.
Firefighting pump service
Fire pumps started, serviced, fuel checked and run under load. A pump that has not turned over since last season is not a fire plan.
Static water supply check
Tank outlets, camlock and Storz fittings, hoses and access checked so the RFS or CFA can actually draw water from your tank. Any plumbing repairs referred to a licensed plumber. Signage advice included.
Vegetation and debris removal
Cut material, fallen branches and accumulated rubbish hauled off rather than left in a pile against a fence.
Written pre-season checklist
You get a photo record of what was done and what still needs attention — useful for insurance, and useful next spring.
What it costs
Quoted per property after a site visit, because block size, slope and access vary enormously. Most small acreage properties land somewhere between $600 and $2,500 for a full pre-season package. Book in August or September — by late November everyone is chasing the same operators and availability disappears.

When should I book this?
August to early October. Grass is still soft enough to cut easily, the ground is firm enough to get machinery on, and you are well ahead of the rush. December bookings are largely damage control.
Do you give bushfire safety advice?
We do practical maintenance, not formal assessments. For your legal obligations and your bushfire survival plan, go to the NSW RFS or CFA — both publish excellent property preparation guides and will do a property visit. What we do is the physical work those guides tell you to get done.
Why does the plumbing side matter?
Because a static water supply is only useful if a fire truck can connect to it. Wrong fittings, a seized valve, a rusted outlet or a tank with no accessible draw point are all common problems. We identify them and get the fittings and access sorted, and bring in a licensed plumber for anything that legally needs one.
Can this be an annual arrangement?
Yes, and most clients end up there. Same time each year, same scope, and you get a call in August rather than having to remember.
